   The City of Hemet Housing Division is pleased to offer the following home improvement programs. These incentives are federally funded by the U.S. Department of Housing and Urban Development (HUD), and the Department of Housing & Community Development (HCD). Funds are available on a first come
first serve basis until funds are spent.

Loan Program

   The City provides up to a $30,000 zero interest (0%) deferred payment
loans to households who do not exceed the Median Income, who own and occupy their homes and need financial assistance to make repairs and improvements. Applicants may not own any property (residential and/or commercial) other than their principal place of residence. The loan is secured by a Deed of Trust and payment is deferred until the sale, transfer of ownership, or 30 years from the date shown on the signed Deed of Trust and Promissory Note.

   The funds are used for health and safety repairs and code violations. Repairs such as re-roofing, electrical, plumbing and structural repairs, as well as room additions when needed to eliminate overcrowding are eligible. The funds can
also be used to provide accessibility improvements such as ramps and grab bars for residents who are permanently disabled. Cosmetic and general property improvements are generally not eligible.

   In order to qualify for such assistance, a housing unit must be located within
one of the nine qualifying census tracts, and total annual income of the household cannot exceed the following limits: 

Qualified census tracts: 433.07, 433.08, 434.01, 434.03, 434.04, 434.05, 435.03, 435.05, 435.07.

Grant Program

   
   The City provides up to a $10,000 grant to senior citizens (62 years or older) and disabled citizens who do not exceed the Very-Low to Extremely-Low Income, who own and occupy their home and need financial assistance to make repairs
and improvements. Applicants may not own any property (residential and/or commercial) other than their principal place of residence.

   The funds are used for health and safety repairs and code violations. Repairs such as re-roofing, electrical, plumbing, heating & a/c systems, water heaters, smoke & carbon monoxide detectors are eligible. The funds can also be used to provide accessibility improvements such as ramps and grab bars for residents
who are permanently disabled. Cosmetic and general property improvements are not eligible.

    In order to qualify for such assistance, the housing unit must be located within the City limits of Hemet, and total annual income of the household cannot exceed the following limits:
